01 — Method

A written valuation, after I've seen the place

Getting the price right is the most sensitive call in a sale, and it isn't something you do over the phone sight unseen. I come to view the property in person, and over the next few days I write up a valuation that sets out the proposed figure and the reasoning behind it: floor area, condition, which floor it sits on, the building, the street.

02 — Territory

I know the city street by street

I've been working in Trieste for around ten years and have handled properties in nearly every part of it — from the historic centre to the residential districts and the coast. Real values per square metre shift noticeably from one street to the next, from one floor to another, from a listed historic building to a 1970s block. The averages published on the property portals are useful as a rough guide, but they flatten too much of that.

The right people, already on the bench

A sale almost always brings in other people: a notary, a surveyor for the planning compliance, a mortgage broker for the buyer, sometimes a lawyer for a tricky inheritance. Over the years I've built up the right contacts, so when one of them is needed I can point you to someone reliable instead of having you spend weeks looking.

A few words about me

I started out as an agent at a Trieste firm that was selling off the former Lloyd Adriatico portfolio — the historic property holdings of a major Italian insurance group, more than two hundred buildings across the city.
